The goal of any commercial property manager is to maximize their profit on their property, while maintaining the satisfaction of their tenants. Keeping rent paid, with minimal expenses keeps your property successful. It is unavoidable that on your commercial property, you must maintain the landscaping in some fashion. Some choose to go extreme, tailoring their landscaping and making it look exceptional, whereas others choose to go for low maintenance, sustainable landscapes. One common theme through both of these mindsets is the idea that you want to get the most bang for your buck. Saving money, while still getting the beautiful landscapes your tenants desire is ideal. With that being said, here are some cost effective landscaping ideas. 

Reduce the Size of your Lawn

One of the most expensive areas on your property to maintain is your lawn. It requires multiple services, from mowing, to edging, to fertilization. Oftentimes these services have to be performed weekly or bi-weekly, and rack up costs. Your lawn can be smaller, and still look great, as less lawn equals less problems. Less room for weed growth, and less of a chance for pests or disease to take hold. However, if they did, it would require much less work to eradicate either. You can replace your lawn with plant material, decorative rocks, mulch, or a variety of hardscapes. If you are feeling like dropping maintenance levels, but still want grass, sod is a good investment.

Install Hardscapes

While a more costly initial investment, hardscapes require virtually zero maintenance post installation. Not only will it rid your yard of maintenance intensive lawn or plant material, they also look fantastic, and allow for a lot of creativity. They can be used to create great outdoor common spaces, with the integration of walkways around your property, and central patios. If you would like, you can even add mild water features, such as waterfalls, with little extra effort. Hardscapes are a great look for the cost they incur. 

Conserve Water

Irrigation is one of the highest costs on commercial properties, so making sure that you are using the proper amount of water is key. This means making sure your sprinkler or irrigation system does not overwater, as well as choosing plant material that does not require much water. Drought resistant perennial plants are great, and can really contribute to the idea of “xeriscaping”, which is a water conservation approach to landscaping. 

Edge and Mulch

If you want to boost the look and feel of your property, going for more “high-end” looks, you can do so with the simple addition of mulch beds, edged with stone. Mulch provides so many benefits to your plant material and soil, and is inexpensive. It does not need to be frequently maintained or replaced, and when held in by some stone edging it will look great. You can implement this around large trees, plant beds or even shrubs. If you are feeling really cost effective, you could even use a rock mulch, which would last for years.
